DPK Consulting was engaged to perform a comprehensive ALTA/NSPS Land Title Survey for a high-profile property on East Houston Street. The project required strict adherence to the 2026 ALTA/NSPS Minimum Standard Detail Requirements, along with an extensive list of optional items, ensuring a highly detailed and actionable deliverable for the customer.

 Challenge

Working in New York City presents a unique set of challenges:

  • High pedestrian and vehicle traffic
  • Complex building configurations, including rooftop access
  • Coordination with multiple stakeholders and property constraints

In addition, the project required detailed title review and exception mapping, along with the accurate depiction of numerous site features—all within a defined schedule and budget.

DPK approached this project with a combination of field expertise, disciplined process, and advanced technology:

  • Conducted a full boundary and ALTA survey based on client-provided deeds, title commitments, and supplemental research
  • Reviewed and mapped title exceptions ensuring all applicable encumbrances were clearly depicted
  • Captured and documented site improvements, including buildings, curbs, sidewalks, signage, striping, and other property features
  • Leveraged safe access to rooftop vantage points to enhance data capture and accuracy
  • Integrated GPS-based georeferencing to align survey data with real-world coordinates

The result was a highly accurate, fully compliant survey that met both regulatory requirements and customer expectations.
